Fixed-rate 20-year mortgage
A mortgage where the interest rate won't change in 20 years, so that you can have the peace of mind of knowing that whatever happens you'll always pay the same instalments throughout the life of the mortgage.
Why take out a fixed interest rate mortgage?
1. Example of financing on primary residence: 1.1) If all of the rebate conditions are met, based on the assumption that you are eligible for the maximum discount: (i) Amount: €150,000. (ii) Duration: 20 years. (iii) Opening fee: 1%, with a minimum of €500.00. (iv) Interest rate: fixed, 2.10% NIR. (v) 3.965% APR. (vi) Instalment: €765.95 (last instalment: €765.80). (vi) No. of instalments: 240. (viii) Total amount payable (expenses included): €214,265.34. 1.2) If the rebate conditions are not met: (i) Amount: €150,000. (ii) Term: 20 years. (iii) Opening fee: 1%, with a minimum of €500.00. (iv) Interest rate: fixed, 3.30% NIR. (v) 3.722% APR. (vi) Instalment: €854.60 (last instalment: €855.66). (vii) No. of instalments: 240. (viii) Total amount payable (expenses included): €210,413.11. Other common financial conditions: (i) Compensation for discontinuance if extraordinary repayment is less than five years: 0.50%; in all other cases: 0.25%. (ii) Compensation for interest rate risk: 2.5%. Preparatory expenses: (i) Taxes: €1,215.74 for a mortgage liability of €162,099 and a tax rate of 0.75%. (ii) Registration verification: €10.91. (iii) Appraisal: €254.10. (iv) Agency: €181.50. If the financing is not for business, professional or commercial purposes, CaixaBank will assume the costs of registering the mortgage in the Property Registry, the consultancy fees incurred for the management and processing of this registration in the Property Registry, and those expenses incurred for issuing copies of notarial documents in the interest of CaixaBank. Associated ancillary services: damage insurance, with an annual premium of 107.29 euros. Amount of the annual premium calculated on the basis of the hypothesis that it will not change during the term of the operation. The amount is for guidance only and takes into account damage insurance products marketed by CaixaBank, S.A. (example calculated on the basis of a mortgage loan for a principal of €150,000 for a property valued at €188,395 and cover of €102,066; in this case the amount payable for this item during the whole term of the operation will be €2,145.80). Rebate conditions. Percentage points that will be deducted from the NIR, with the maximum discount limit set in each case, if the following products are contracted: (i) Direct deposit of payroll or pension equal to or higher than €600 + direct debit for three bills + purchases with cards marketed by CaixaBank, S.A. held by the debtor and payments for which are charged to an open sight deposit account with which they have made at least three purchases in the last three months: 0.4 points. (ii) Taking out a fire and damage insurance policy with a minimum three-year agreement: 0.2 points. (iii) Taking out a health insurance policy (annual premium of €633.99): 0.2 points. (iv) Taking out a Securitas Direct alarm system service with the involvement of CaixaBank (monthly premium of €64.70 financed – personal loan of €2,329.25 for 36 months, APR 0%, for the remainder of the term €49.60): 0.2 points. (v) Investment in investment funds, managed portfolios, unit linked or pension plans whose annual average balance exceeds €25,000: 0.2 points. The aforementioned services must be marketed by CaixaBank to receive the rebate. The above products are optional, with the exception of damage insurance, which is obligatory throughout the term of the loan. Each one of them can be taken out separately.
